    Contract signed and deposit made

  • Space planning through sketches or diagrammatic CAD

    Inspiration images

    3D studies

    Ballpark pricing by GC (if needed)

  • Refine conceptual plans and elevations

    Lighting, electrical, mechanical plans, if needed

    Coordinate consultants (structural etc.) and owner specified equipment

  • Refine interiors based on plumbing, cabinetry, tile/stone, appliances, etc.

  • Finalize construction plans, elevations, and details for the contractor to price and build from

Add-On Services

  • ADD-ON: Meet onsite and communicate regularly with the contractor and various trades to answer questions about design intent and ensure quality work. Track schedule and advise on billing to help the project stay on time and budget.

  • ADD-ON: Purchase BSD specified items (plumbing fixtures, finishes, decorative lighting, hardware) often secured at a discounted rate. BSD will coordinate receiving, storage, and timely delivery to site of all purchased items.
